The city-field question
Listing aggregators place The Oasis at Magic Ranch in Florence, Arizona, in Pinal County, even though it sits in the part of the valley that buyers often search as San Tan Valley. When a listing's city field says Florence, a buyer who filters only by San Tan Valley may never see it. That is a question to put to your former agent, not an accusation: how was the home labeled, and which search areas did it show up in?
What to ask your former agent
- Which city name appeared on the listing, and on the major portals
- Whether the description mentioned San Tan Valley, the commute, and nearby schools
- Whether the listing was shown to buyers searching the Florence area as well

Housing stock and costs in the Oasis
Listing sites show the Oasis at Magic Ranch as single-family homes built between roughly 2002 and 2017 and often by D.R. Horton, with sizes running from about 941 to 2,439 square feet. Floor plans range from a 1,684 square foot, three-bedroom plan to a 2,410 square foot, four-bedroom plan. The association dues reported run from about $40 to $72 a month. These are modest figures and a selling point, as long as they are stated accurately.
Plans and sizes buyers compare
With plans spanning more than 1,400 square feet from smallest to largest, a listing should say exactly which plan the home is, since buyers filtering by square footage may otherwise scroll past it.
School boundaries need checking
Data on school assignments for this area is inconsistent between sites, so verify the elementary and high school for your exact address with the district and tell buyers what the district says. A confusing school answer can lose a family early in their search.
Before choosing between a relist and a direct sale
Magic Ranch homes sit at the southern end of the area we cover. On a straight line the Oasis is a few miles from Copper Basin, but we will not quote drive times because they depend on the road, the hour and the destination. Buyers measure that for themselves, which is another reason a listing should name nearby anchors accurately.
If labeling was the issue
A relist that fixes the city field and the description is inexpensive to try and may be all you need.
If it was price, condition or timing
A relist alone will not fix those, and a direct offer may be the cleaner path. Either way the decision is yours.

Your options from here
If the labeling was the issue, relisting with correct search placement can fix it. If you would rather skip another round, a direct offer purchases the home as it is and you pick the closing date.
